SAN FRANCISCO - Californer -- Mesa West Capital has provided a Southern California-based real estate investment firm with $61.5 million in short-term, first mortgage debt to finance a 125,000-square-foot office property in Sunnyvale, California.
Built in 2021 by an institutional developer, the Class A, four-story, LEED Gold-certified property features 31,275-square-foot floor plates, floor-to-ceiling windows, on-site solar generation and 4,000 amps of power.
Six months after acquiring the vacant property through a receivership sale in June 2025, the sponsor executed a long-term lease with Pinterest for 100% of the building.
Located at 285 Sobrante Way, the property is strategically positioned among Silicon Valley's primary employment hubs, including Palo Alto, Mountain View, Sunnyvale, Cupertino, Santa Clara and North San Jose. Major technology companies occupy more than 1 million square feet of office space across these submarkets. According to JLL, Class A office availability in Silicon Valley has declined to 11% as of the second quarter of 2026, marking its third consecutive year of improvement and down from a peak of 16.5% in 2023. The property also benefits from walkable access to the Sunnyvale Caltrain station providing employees with convenient access throughout Silicon Valley and the broader San Francisco Bay Area. It is also near Cityline Sunnyvale, a major mixed-use destination featuring approximately 600,000 square feet of retail.

"Silicon Valley remains one of the nation's leading technology and innovation markets, supported by a highly educated workforce and significant venture capital investment," said Josh Westerberg, Head of Mesa West Capital's West Region, who led the origination team from the firm's San Francisco office alongside Vice President Hoony Shin. "With no new deliveries in Sunnyvale over the last few years, improving demand from technology companies should support continued outperformance in the submarket."
"The sponsor's long operating history, vertically integrated platform and substantial experience owning and managinginstitutional-quality office properties provide meaningful sponsorship and execution experience for the transaction," added Mesa West Principal and Head of Originations Steve Fried.
The financing was arranged by the JLL Capital Markets team of Kevin MacKenzie, Peter Thompson and Spencer Bergthold.
