Three-year MetroList analysis finds Spring Lake remained one of Woodland's most active communities.
WOODLAND, Calif. - Californer -- Michelle Edgington, Broker Associate with EDGINGTON | CHOATE Real Estate Group at Nick Sadek Sotheby's International Realty, today announced the release of the 2026 Spring Lake Three-Year Housing Analysis, an inaugural benchmark report examining housing activity within Woodland's Spring Lake master-planned community.
Using verified MetroList closed sales, the report analyzed three consecutive 12-month reporting periods spanning Aug. 1, 2023, through July 31, 2026, to provide homeowners, buyers, and real estate professionals with a broader perspective on neighborhood housing trends. The findings show that Spring Lake continued to distinguish itself as one of Woodland's most active master-planned communities based on verified MetroList closed sales.
The three-year analysis found Spring Lake recorded 96 closed single-family home sales during the Aug. 1, 2023–July 31, 2024 reporting period, 88 during Aug. 1, 2024–July 31, 2025, and 120 during the most recent reporting period ending July 31, 2026. Average marketing time also improved from 45 days to 41 days and then to 37 days over the same three-year period. Sellers continued receiving an average of 99.10% of their original list price during the latest reporting period, demonstrating steady buyer demand for appropriately priced homes.

Although the average closed sale price moderated modestly from the previous reporting period, increased transaction volume and shorter marketing times indicate buyers remained active despite continued affordability considerations.
