PASADENA, Calif. - Californer -- Qubera Wealth Management, Inc., a fee-only registered investment adviser based in Pasadena, California, today announced the launch of 1031ExchangePlan.com, a free educational website for owners of long-held rental property who are deciding what to do when they eventually sell. The site explains the rules for a Section 1031 exchange, walks through alternatives such as a Delaware statutory trust (DST) or a Section 721 UPREIT exchange, and offers a free calculator that estimates the federal and state tax due on a sale if no exchange is used.
The site was built around a problem the firm's founder says he sees often. "Most people who call us think they have two choices: sell and pay a large tax bill, or do a 1031 exchange," said Nirav Desai, founder of Qubera Wealth Management. "In reality there are closer to six options, and a 1031 exchange is not always the best one. The site walks through all of them, including cases where it makes more sense to just sell and pay the tax."

The Washington guide, for example, addresses a common point of confusion: real estate sales in Washington are exempt from the state's capital gains excise tax under state law, though other state and local transfer taxes can still apply.
