In a shifting housing market where traditional methods no longer guarantee results, Vallejo-based Realtor Bruno Versaci is setting himself apart with a people-first, marketing-driven approach that delivers where others fall short.
VALLEJO, Calif. - Californer -- Bruno Versaci, a San Francisco Bay Area Realtor, is the eldest son of Italian immigrant parents who lived in the same San Jose, CA home for over 50 years who has deep roots in the Bay Area. After purchasing his first home in South Vallejo's Glen Cove neighborhood in 1998, he later sharpened his real estate skills while living in New York City, one of the most competitive real estate markets in the world.
"What makes me different from other real estate agents in Vallejo, CA? "Target Marketing." Versaci explains. "I use Target Marketing techniques - methods of gathering specific information on home buyers and sellers and then "target them" by sending a very specific direct mail marketing campaign with the probability of having them be a closer match to their real estate goals than just relying on the MLS or the internet. This one strategy alone outperforms the old, traditional methods of buying and selling homes."

That difference matters now more than ever in the wake of the NAR Lawsuit, which has changed how homes are bought and sold nationwide.
For buyers, Versaci provides exclusive access to "Off Market" properties, helping clients land their dream homes in the neighborhoods they actually want—without the frustration of "Zillow leftovers" during market lows, or the stress of bidding wars during market highs..
For sellers, Versaci takes an equally innovative approach. "With increasing inventory, you can't just list your home on the MLS and pray someone buys it," he says. "Instead, I market my Off-Market listings directly to my certified "RWA" buyers (Ready, Willing, and Able) who are actively looking for a homes.
Unlike agents who rely solely on MLS listings, Versaci runs aggressive marketing campaigns using professional photography, social media, direct mail, target marketing and other non-traditional advertising methods to get results in any market condition. "I never get comfortable," he adds. "When the market shifts, I shift with it."

Versaci believes real estate has never been just a "selling houses" business—it's a people business." That philosophy drives his work ethic: he invests his time and resources up front and more importantly, he builds lasting relationships before, during, and after the sale.
Beyond real estate, Bruno enjoys photography, the outdoors, hunting, fishing, and spending quality time with his wife Ebony and their 11-year-old son, Sebastian.
