Campuses in Emeryville and Berkeley continue to provide space to accommodate the unexpected for life science and other research tenants
EMERYVILLE, Calif. - Californer -- Wareham Development reported today that leasing activity shows no sign of slowing down at its research campuses in Emeryville and Berkeley, a cluster of some of the most prominent, world-class research companies and institutions in the sector.
Renewals and expansions at Wareham's two million plus square foot (SF) EmeryStation Research Campus in Emeryville, including 162,000 SF with long-time tenant Amyris, have been robust over the past 18 months as more and more existing tenants sought to insure their strongholds at the campus. Wareham began working with existing EmeryStation tenants to offer them expansion opportunities for space once occupied Zymergen. Taking advantage of this opportunity were:
Tenants in neighboring Berkeley have been just as active. The following tenants at Wareham's one million SF Aquatic Park Research Campus in Berkeley also expanded and/or renewed their commitment to the campus and the cluster.
"Strategic alliances within and our close relationship to our diverse family of tenants permits navigating the opportunities of expansion and contraction throughout the sector. Our many experiences in the last 45 years partnering in this sector permits creative thinking through the booms and busts, and certainly everything in between. As we face pandemics, climate change and economic uncertainty, we must do all we can to see the science and this sector succeed," said Wareham partner Geoffrey B. Sears.

Tenants were represented by Cushman Wakefield (Amyris); Newmark Cornish & Carey (Nutcracker Therapeutics and Channel Medsystems); Cresa Global (Channel Medsystems, Demetrix, Upside Foods, and Lucira Health); Align Tenant Strategies (Ligand); and Kidder Mathews (Kyverna Therapeutics).

- Ligand expanded to 25,000 SF at 5890 Horton Street.
- Kyverna Therapeutics expanded to 33,300 SF at 5980 Horton Street.
- Nutcracker Therapeutics expanded to over 51,000 SF at 5980 Horton Street.
- Amyris will expand into roughly 25,000 SF of space once occupied by Zymergen as part of its long-term 162,000 SF renewal and expansion deal encompassing three different buildings in the EmeryStation Research Campus.
Tenants in neighboring Berkeley have been just as active. The following tenants at Wareham's one million SF Aquatic Park Research Campus in Berkeley also expanded and/or renewed their commitment to the campus and the cluster.
- Demetrix moved into 16,000 SF of newly-built expansion space at 999 Anthony Street.
- Caribou Biosciences added 10,000 SF of expansion space at 2895 Seventh Street.
- Channel Medsystems renewed 14,000 SF at 2919 Seventh Street.
- Upside Foods expanded to 37,500 SF at 804 Heinz Avenue.
- Lucira Health expanded into 20,400 SF at 2600 Tenth Street.
