Garden ~ San Francisco-based multifamily real estate investment firm, Hamilton Zanze, has recently announced its sponsorship of the purchase of The Highlands, a 448-home garden-style apartment community in Overland Park, Kansas. The acquisition was finalized on November 14th and Mission Rock Residential, an affiliate of Hamilton Zanze, has taken over management of the property. The Highlands is located approximately 12 miles southwest of Kansas City along the Interstate 35 corridor.
Built in 2005, The Highlands offers a variety of one-, two-, and three-bedroom apartment homes ranging from 791 to 1,452 square feet. These homes feature stainless steel appliances, built-in microwaves, hard-surface countertops, hardwood-inspired flooring, modern cabinetry, walk-in closets, full-size washers and dryers, ceiling fans, private patios or balconies and plush carpeting in the bedrooms.
David Nelson, president and chief investment officer at Hamilton Zanze expressed his excitement about expanding their presence in the Kansas City metro through this acquisition. He stated that their KC portfolio has been performing well despite the turbulent national multifamily market. With this new addition to their portfolio, they expect to continue this trend by taking advantage of the submarket's attractive apartment supply-and-demand dynamics and robust employment growth. Nelson also mentioned that Kansas City remains a target market for HZ's investors and they are looking forward to further portfolio growth in 2025 and beyond.

The Highlands is located at 10080 W. 80th Street and offers a range of amenities for its residents. These include two saltwater swimming pools, an outdoor kitchen with grills, a renovated clubhouse with a gourmet kitchen, a resident lounge with a pool table and work-from-home spaces. Other amenities include a theater room, tennis court, onsite pet park, eco-enhanced wildlife areas and a 24-hour fitness center with deluxe equipment and a yoga studio with spin bikes. The community also has controlled-access, rentable guest suites, scooters and bikes, WiFi in common areas, and detached garages.
Situated just east of I-35 in the Highpoint Village neighborhood, The Highlands is only two miles west of downtown Overland Park. The downtown area offers a variety of boutique retailers and numerous dining and entertainment options.
